Brea, CA 92821 & 92823  Named "One of the Best in the West"
Located in Northern Orange County, the community of Brea was recently named by Sunset Magazine as one of the best places in the West! Brea is considered (by comparison) a somewhat small residential community of approximately 39,000/40,000 residents. Uniquely nestled in Northern Orange County, Brea's hillsides border two other county lines, Los Angeles (city of Diamond Bar) to the North West and San Bernardino County (city of Chino Hills) on to the North East. The City of Brea  is located 30 miles east of downtown Los Angeles.  The John Wayne-Orange County airport is nearby at 17 miles. Ontairo Airport is 25 miles to the North East  LAX-Los Angeles International Airport  is 35 miles to the West.  Brea is about 25-25 minutes north east of Disneyland. Although the residential housing is well planned and primarily conforming, Brea could somewhat be described as the "reverse" of a bedroom community. The daytime population of 100,000 or greater is more than double the resident population.  Neighboring communities shop and work in the city.  The Brea Mall is a regional shopping center with the second highest (second only to So Coast Plaza) gross sales in Orange County. Revenues generated by the mall helps pay for city services for our residents. Real Estate Market Update for October 2007 Brea is a community with a balance of residential housing, business and  commercial properties. The City is well know for excellence in education.  The schools have been  a strong draw for residents in our community. Brea-Olinda Schools are award winning. The real estate market report for sales/market activity for October 2007: Single family homes ~ Pricing in the city ranges from $424,000 to an upper end price of $2.950.000. It could be noted the majority of homes in the City of Brea are priced under $1,000.000. Single family sales activity for October ~ 161 re-sale homes currently for sale in the city, up only slightly from the prior month compared to 156 for September. . 9 homes sold enter escrow, as compared to 6/September ~ 8/August, ~ 22 /July ~ 17/June. 13 homes closed escrow in October compared the same as September, compared to 23/August ~ 15 for June & July. 26 homes were taken off the market, or listings expired or withdrawn for the month compared to 32/September ~ 31/August and slighty fewer than July. Condo data for October ~ Prices for condos/townhomes range from a beginning price of:$309,000.00 to an upper end of 548,000.00 Condominimum sales activity for October ~ 29 condo/townhomes currently for sale, compared to 30/September ~ 28/August, which was up slighty from June. 5 properties sold and are currently in escrow, compared to the same for 2 for September and August, 5/July ~ 7/June. 2 properties closed escrow, compared to 4/September & August ~ 6/July and 4/June. The majority of Brea homes are priced from the upper $600,000 price range to the upper $800,000 range. Currently there are 19 homes for sale in Brea in excess of $1,000.000.
